HOA Lien Removal Assistance Needed

I need help getting a lien removed from my property due to a violation of HOA rules. The lien is related to unauthorized construction on my property. I've already communicated with the HOA about this issue, but I need a professional to help me navigate the next steps. In 2019 we decided to convert the garage in living area, putting two rooms and half bath. We did not ask for architectural modification but after was done. The conversion was done by the city code, inspected and Certificate of Occupation, heated/cooled, ingress egress, insulation, sprinkler system, fire alarm monetarized 24/7 as entire house. From outside is no difference, same garage door, nothing changed. Finally, they agree with it, but add a lien on the property, stating that they allow it as long we do business and in case we sell or rent need to convert it back. We were, enthusiasm couple and signed it. Then After Pandemic the business went wrong and same with marriage. My ex was the manager/caregiver and I was caregiver too. She left me, leaving Country, back to Romania, so I had to do something with it. I rented is for a Behavioral Facilty for 5 years but the tenants abandoned it after about 20 months. In the meantime they sent me letters to convert it back but I hired a Lawyer and showed them that is a business going, despite was rental, out of the lien specifications, but they did accepted. After August this year, when they left, I returned back home from an appartment, but they send me another letter to convert it back, basically following the activity, and verifying with Health Department. In the meantime I applied again for the assisted living business, but knowing I can not do it by myself I wanted to sell the property, and I asked HOA to remove the lien without converting garage back, knowing that typical buyer for this property is an entrepreneur, using it and zoning license in the same way as me. The lien scared them, (is not any amount imposed on it) but lost interest. The mortgage, and other expenses is too much for me, and running a business by myself also difficult. Despite that, in good faith I offered a settle of $5000 to remove it. For me converted it back after we spent 60-70K and converted back about 25K and loosing maybe 100K in price , I can not afford and I believe a good lawyer can convince a Judge. They are ratial with me, I paid hundreds in fees, for few weeds, missing screens on windows, small crack on my path from yard to sidewalk (the way previous owner made an Alley to not drag the containers through gravel), I enlarged the porch entrance to facilitate, wheelchair and stretchers access in the house, etc). The HOA board manager having 4-5 houses in subdivision, appeared ratial, he told me that his parents were in assisted living owned by Romanian, and the almost never died, being for 6 years, apparently too long by my perception (that could be beside the point).
